New home inspections Internal walls & fixtures Visible checks of walls, floors and ceilings including accessible from the floor checks of tolerances against NHBC standards. Checks of kitchen units, work surfaces, wardrobes, vanity units etc (where applicable). Their operation if level, plumb and any damages. Window operation, lock mechanisms, damages, along with compliance with building control regulations. Painting defects to wall & woodwork surfaces. Staircase finish, damage, compliance with standards & building control regulations Internal services End user operational checks of heating and electrical fittings. All radiator temperature controls (TRVs) taps & showers for temperature & flow rate observation. Electrical switches, consumer unit, smoke alarms, CO2, fans operational checks. Inspection types: We undertake two types of new home inspections. Post- completion inspection & Pre-legal completion inspection as set out by the New H omes Quality Board ( NHQB) Please see opposite some of the checks we undertake. Not all new "home inspectors" qualify for early pre- legal completion site access due to professional membership requirements. (Please check your inspector meets the requirements of the NHQB code, otherwise the developer can refuse pre-completion access.) This earlier access gives the builder more opportunity to rectify any potentially overlooked breaches of building standards or regulations prior to occupation. The NHQB pre completion inspection is a prescribed checklist and may differ slightly from the items on the right. If you have any queries please don't hesitate to contact us. See our pricing schedule's. RPSA surveyor; not all snagging companies are the same...Please check they hold professional membership and insurances, including professional indemnity. We work in accordance with the New Homes Quality Board Code, for Pre-completion inspections. Inspection types & Prices New properties (less than 2 years old) we undertake two types of inspection surveys (Please see our "what we survey" page for more information on what we check) Post completion inspection, e.g after handover of the property from the developer to the purchaser. We make arrangements at a time of your convenience to inspect the property and issue you a report to forward to the developer. We use industry snagging survey software to generate an electronic report. Usually the report is issued in email attachment form within 48hrs of our visit. Ideally the inspection will be carried shortly after you take ownership (as the developer may say some damage was caused after occupation) but can take place at any time in the first two years of your NHBC , Premier or LABC warranty, where applicable, when problems with the build standards of your new home are still covered. This could include anything from cosmetic issues, to more significant structural defects, such as damaged roof trusses or overseen breaches of warranty standards or building regulations. Once this survey is complete we offer on-going free support and guidance on any issues contained within the report. In rare disputes between the developer we can assist with going through arbitration via your warranty provider. Pre completion inspection (NHQB checklist ) , e.g before handover to the purchaser with permission from developer. This survey is undertook by a Chartered building professional using a prescribed checklist criteria from the New Homes Quality Board please click above checklist link for details. The pre-completion survey is generally done after the developers warranty provider has issued a final building control & warranty certificate, but prior to handover. Usually our snagging report is issued in email attachment within 48 hrs of our visit (exc weekend's / bank holidays). The purpose of a PCI snagging inspection is to identify any defects or issues in the property that need to be rectified before final handover. This could include anything from cosmetic issues, such as paint touch-ups, to more significant structural defects, such as damaged roof trusses or overseen breaches of warranty standards or building regulations. It is recommended that PCI snagging inspections are carried out by an independent inspector, rather than the developer or builder, ensuring that any issues are identified objectively and thoroughly, avoiding a clash of interest Prior to this inspection we will provide you with the specific documents needed (NHQB required professional membership ID, Insurances, H&S documents etc.) to request formal access from the developer to undertake the PCI snagging checklist on your property. Please be aware not all snagging companies will be able to undertake this type of snagging survey due to these requirements. Once this survey is complete we offer on-going free support and guidance on any issues contained within the report. The process also allows us to ensure that the more important issues raised in the first visit have been rectified properly and to identify any issues that may have occurred through the initial settlement period. Whilst still within the developers 2 year defects period Most customers that choose this re-inspection survey have experienced serious issues that we identified in our initial snagging survey. Often builders don't fully rectify such work to the required standard which is why a re-inspection can be extremely useful A re-inspection takes less time for us to conduct which is why it costs around £130 less than the initial snagging survey. We survey New & Older properties. newhouseinspector.co.uk (Snags & defect identification using leading industry software apps) New build inspections FAQ s When is the best time to have a new house inspection done If you are yet to move into your new build property, the best time would be around 1 week before completion as it gives the site time to address any issues before you move in. The Pre Completion Checklist is the most common way to get your property surveyed before completion, but it has to follow the specific checklist provided by the NHQB. Otherwise a post completion "Snagging Survey" is more suitable & you can book this when you have moved in. The latest timescale we recommend booking a snagging survey is either soon after occupation or towards the end of your builders warranty which is normally around 2 years. You can choose both with the "re-inspection" service at the just prior to 2 year warranty cut off. Please ensure you have the developers permission if you are booking us pre completion and we are provided with these details when booking. Contact us first we will provide you with the required information pack to seek the developers permission for access. Its free, we wont charge anything until permission is agreed and an appointment confirmed by all. Then its the deposit to pay and the remainder in full 48hrs prior to our survey date. What time will the Surveyor arrive? Your inspector will contact you the day before your inspection with your estimated arrival time, or if it is access via Site or Estate Agent then we will will contact them to confirm if required (please ensure you provide their contact information). Can I re-arrange the date after booking? If you need to change the date you can do so free of charge up to three times, as long as you give us 2 working days notice. More than three times we can mutually agree a cancellation with a new booking to suit. How quickly will I get my report? For both the PCI and Snagging Survey we send the report within 48 hours (weekends excluded). During particularly busy periods this turnaround may increase, in which circumstances our surveyor will notify you. Is a Snagging Survey the same as a Structural Survey? No, a Snagging Survey is a specialist process that focuses on the quality of workmanship and issues with non compliance of the approved documents (building regulations) / Tolerances set by new build warranty's (NHBC etc). A structural survey is more suited to an older house experiencing serious issues. If we see a structural issue visible we will certainly highlight it on the report, but its unlikely. How long does the inspection take? It depends on the size and condition of the property, but generally we spend around 2 hours in an apartment, 2- 3 for small house, and between 3-5 hours in larger houses. Our time is then spent writing up the report which is why we allow 2-3 days there after. Do you chase or monitor the Builder after? We do not chase up the builder as it is simply not practical to offer. It is not possible to quality-control sat behind a computer at a desk and the Site Manager will need to know suitable access arrangements. They are also unlikely to agree to deal directly with a snagging company after the inspection as there's no contract between us & the developer. We act for the homeowner/purchaser. We can re-inspect the works for a fee and this falls under a bespoke survey service, please call to discuss. How do I book a survey? Call or e-mail us, just have the postcode of your new build property / sales office ready so we can allocate a surveyor. Once we agree a date pay the deposit via BACS or card, with the remainder 48hrs prior to the survey date. Some post completion inspections may be done by a newhouseinspector associate. This person will be qualified & experienced in new house construction (CSCS card etc) but not necessarily chartered. We will of course advise you prior to accepting your booking. Full details of T&Cs here What is the difference between NHQB and NHBC? In 2022 the New Build Ombudsman elected a board called the NHQB - New Homes Quality Board - who created a checklist for us to follow. This PCI - pre completion Inspection - cannot deviate from the standards the NHQB has set. The NHBC is a warranty company that signs-off properties throughout the construction process at certain build stages, it just isnt possible to monitor every aspect of build, this is for the builder to do. The NHBC provides a 10 year warranty (and can also arbitrate on issues between developer & homeowner on non structural issues) for any structural issues but also provides a detailed guide of how to achieve its standards (known as "tolerances"). These tolerances are the benchmark to how we raise snags in our Snagging Survey, but for the most part are too detailed to raise in the NHQB's checklist. How much is the survey? We charge depending on the size of your property and it depends whether you are having the Pre Completion Inspection or Snagging Survey. See our pricing page Do you offer a discount for neighbours? We certainly can!! As long as our inspector is able to inspect 2 properties (yours and the neighbour) on the same day and the properties are located nearby, we are happy to pass on the saving to both parties!. So even if its just a query or some helpful initial advice, please contact us to discuss for free. Newbuild inspections: To make booking. Please contact us either via the e-mail link below or phone to arrange. Pre-completion inspections generally need permission from the developer and sometimes a member of the developer`s staff may want to be present. This isn't an issue but may require us liaising a time to suit all. The developer may also need us to provide up front documents to facilitate access (insurances, H&S documents and our professional membership credentials). Please contact us and we will provide all the documents to you electronically, free of charge and with no commitment. You then contact the developer's sales consultant and inform them you would like to have an independent snagging survey performed as detailed in the NHQB code. They will contact the site build team to request appointment times to suit all parties. Generally about 1-2 weeks before the move in date, this allows the site team to undertake any defects raised on the report. Our post completion surveys can be arranged at a time to suit yourselves. Once we have confirmed the appointment their is an initial deposit of £99 fully refundable up to 48hrs prior to the appointment time. At which point the remainder of the inspection fee is due. The remainder (minus the £99 deposit) is refundable upto 24 hrs before the inspection appointment. Unfortunately we are unable to refund any monies less than 24hrs prior to the inspection appointment as by this time our inspector has allocated this inspection time to your property.
